The 10 Most Common Real Estate Photo Mistakes I See in Austin, Texas (And How to Avoid Them)

In a competitive real estate market like Austin, your listing photos aren’t just decoration—they’re your first showing. And yet, every week I still see costly photo mistakes that are keeping homes from getting the attention they deserve.


Whether you're a seasoned agent, new to the business, or a homeowner listing on your own, avoiding these common photo pitfalls can make a dramatic difference in how fast your property gets showings—and how buyers perceive its value.


1. Unnaturally darkened and saturated or blown-out white window views.

To me, this popular look appears as if there is a painting of the view on the wall. Uness there is an EXCEPTIONAL view, I prfer to slightly raise the exposure and desaturtate the blues for amuch more natural look. Convernsely, many DIY photos leave windows pure white, losing the beautiful view and giving the room a washed-out look. A professional photographer will blend exposures so you can see just the right view outside (when needed) which can be a major selling point in Austin.


2. Crooked Lines

If the walls, door frames, or cabinets look like they’re leaning, it’s a dead giveaway the photos weren’t shot with a properly leveled lens or edited correctly. This one mistake instantly screams “unprofessional.”


3. Bad Lighting

Dark interiors or harsh shadows make even the nicest home feel uninviting. A professional photographer will approach each property with the best lighting in mind.


4. Too Few Photos

Listings with only a handful of images don’t give buyers confidence. On the flip side, dumping in 40 photos without rhyme or reason can confuse viewers. A carefully curated photo set tells a story—and keeps potential buyers clicking.


5. Toilet Seats Up

Yes, I still see this. It sounds small, but these little details affect how people emotionally connect with a home. Please put those seats down.


6. Rooms Not Prepped

Cluttered counters, personal items, and unmade beds are surprisingly common. I always share a home prep checklist with agents and homeowners to help ensure each space is photo-ready.


7. Bad Angles That Shrink the Room

Too low and it looks distorted. Too high and it feels like a surveillance cam. I shoot at the ideal height and angle for each room to make it feel natural, open, and balanced.


8. Front exterior photo where the garage is the largest part of the image

When at all possible, nearly any other angle is better than angling from the garage side. Big no-no in my book!


9. Weird Color Casts

Yellow lighting or blue shadows can be togu to tame in mixed lighting conditions. That is why I often rpefer to shoot with the lights off - oit avoids this issue altogether!  When necessary, I color-correct every image to ensure a nice pleasing interior with those crazy yellows and orange color casts tamed in modern Austin homes with mixed lighting.


10. Using Cell Phones

I get it—it’s tempting. But smartphone photos lack the clarity, dynamic range, and polish needed for listings in today’s Austin market. Buyers can tell the difference instantly, and so do their agents.
